Sometimes, a white or grayish discoloration can be observed on coating layers. This is called ‘chalking.’ It can appear as though the color intensity is fading, with visible spots and streaks. In such cases, the coating has been severely affected by UV radiation.
This occurs on roofs and facades with high-pigment colors like white, blue, red, yellow, and anthracite. It is caused by environmental factors such as UV radiation, excessive pollution, and poor maintenance. Sometimes, the use of improper cleaning products is the cause. During chalking, the paint is essentially ‘powdering.’ The top layer of the coating is damaged and has an open structure. Dirt adheres easily, which intensifies and accelerates the chalking process. Without treatment, this process cannot be stopped.

Timely maintenance is essential, as the existing coating has exceeded its lifespan. In this case, maintenance means recoating (respraying) the surfaces. How do I know if my facade is chalking or weathering?

If your roof or facade is chalking, the surface will have a dull and dirty appearance. Additionally, the coating will rub off easily and become highly susceptible to dirt, which can be seen, among other things, by greasy fingerprints, streaks from leaks, etc. Behind downspouts or in shaded areas, the coating is often in better condition, as these areas are less exposed to UV light

What kind of risks am I facing now?

PVC/Plastisol coatings are particularly sensitive to this. The plasticizers in the coating dissipate over time due to the effects of UV radiation. This causes the plastisol coating to harden and become prone to cracking.

Can it be prevented?

All coated surfaces require periodic maintenance to keep them looking nice, so that dirt and weather influences have less grip on the surface. You probably wash your car regularly, but not your facade or roof. Facade surfaces are not much different from cars but are subjected to much more intense stress.

By performing proper maintenance once or twice a year, chalking can often be limited. This does depend on the quality of the paint. Fortunately, modern paint systems are becoming increasingly UV-resistant, so chalking occurs less often than in the past. After the coating reaches the end of its lifespan, it is always advisable to carry out maintenance promptly.

What paints do you use for that?

Panels and profiles are in 9 out of 10 cases coated with a coil coating, also known as pre-painted steel or aluminum. For example, colorcoat prisma, PVDF, silicone polyester, HPS plastisol, etc. Coil coating is a factory-applied process at high temperature and therefore cannot be used for repairs.

What does it cost?

Costs are often difficult to estimate in advance and depend on the scope, lighting, accessibility, type of paint, and local conditions.

Cost considerations are also often viewed in the context of replacement, dismantling, removing the finishing, and construction with the risk of damage, leaks, etc. Many sandwich panels often have concealed fasteners and cannot simply be removed. Insulated panels perform technically for a lifetime, so it’s a shame to replace them when only the top coating has deteriorated. In such cases, repainting is often more cost-effective.
