How can the screws start leaking?

Roofs and facades are subject to deformation, disk action of underlying structures, heating, expansion, shrinkage, etc. This can cause screws to come loose, for example. Ageing of the screw ring also causes many leaks and UV stress makes the rubber rings hard and brittle.

It only leaks when it's windy and raining at the same time, how is that possible?
